The state government of Uttar Pradesh has approved Phase II of the Yamuna Expressway Industrial Development Authority (YEIDA)’s Master Plan 2031, paving the way for major urban, industrial, residential, and commercial development along the 165-kilometre Yamuna Expressway corridor that links Noida with regions farther south.

The total area covered under YEIDA’s notified jurisdiction spans 3,352 sq km, across six districts and approximately 1,149 villages — including parts of Gautam Budh Nagar, Bulandshahr, Agra, Aligarh, Mathura, and Hathras.

Under the plan, Phase I covers ~759 sq km (mainly in GB Nagar and Bulandshahr), while Phase II extends over ~2,593 sq km and targets development across Mathura, Agra, Aligarh and Hathras regions.
🏙️ Key Planned Projects & Urban Nodes
With Phase II approval, YEIDA has initiated Detailed Project Reports (DPRs) and is moving forward with multiple flagship developments:

Heritage City in Mathura (Raya Urban Centre): A major cultural-tourism oriented township planned as part of the expansion under Master Plan 2031.

Logistics Park in Aligarh (Tappal-Bajna Urban Centre): A 364-acre modern logistics and industrial hub — designed to serve warehousing, supply chain, and trade-linked industry needs, especially relevant given proximity to the upcoming airport area.

New Agra Urban Centre: Along the Yamuna Expressway corridor in Agra, a planned urban zone set to accommodate commercial, tourism-oriented, and residential developments. YEIDA has engaged consultants to prepare the master plan for this zone.

Prospective Hathras Urban Centre: For Hathras district as well, YEIDA is preparing to draw up plans for its own urban centre — although development area details are yet to be finalised.
