YEIDA Master Plan 2031 Phase-2 Approved — What It Means for Yamuna Expressway Region

The state government of Uttar Pradesh has granted approval to Phase-2 of the Yamuna Expressway Industrial Development Authority (YEIDA)’s Master Plan 2031, unlocking large-scale urban, industrial, residential and commercial development along the Yamuna Expressway corridor.


📌 What’s Covered & Planned

  • YEIDA’s notified area now covers a total of 3,352 sq km across six districts — including both earlier (Phase I) and newly added zones.

  • The Phase-II expansion covers 2,593 sq km, targeting regions in Mathura, Agra, Aligarh and Hathras for comprehensive development under the new plan.

  • Notable proposed developments include:

    • A “Heritage City” under the urban node in Mathura (Raya Urban Centre), envisioned as a mixed-use cultural, residential and tourism-oriented township.

    • A modern Logistics Park in Aligarh’s Tappal-Bajna Urban Centre — aimed at bolstering industrial growth, warehousing, supply-chain infrastructure and commercial activity.

    • A planned New Agra Urban Centre, targeting commercial, tourism and recreational development along the Expressway.

    • A proposed Urban Centre in Hathras — with planning/consulting for its detailed project report (DPR) already in process.
